What to Know Before Making an Offer on a Home in Central Indiana

You’ve found the perfect home — how exciting! Before we put your offer in writing, let’s make sure you’re confident and ready. Understanding what information we’ll need and what to expect can help you move quickly in today’s Carmel and Indianapolis real estate market.


What We’ll Need From You

1. Full Legal Name
Provide the full legal name of everyone who will be on the contract (exactly as shown on your driver’s license or passport). This ensures all paperwork matches at closing.

2. Offer Price
We’ll review recent sales and market conditions together to determine a strong yet competitive offer price that reflects true value in the Central Indiana housing market.

3. Your “Walk-Away” Price
Decide in advance the highest price you’re comfortable offering. Having this limit set will help us negotiate confidently without emotion taking over.

4. Preferred Closing Date
Most closings in Indiana occur 30–45 days after the offer is accepted. If paying cash, some buyers close in as few as 14 days. (Avoid Mondays — banks are closed on weekends, which can delay wire transfers.)

5. Earnest Money
Typical earnest money deposits are around 1% of the purchase price. This deposit is held in escrow and applied to your down payment or closing costs.

6. Down Payment and Loan Info
Let’s confirm how much you’ll put down and how much you’ll finance — both are key to your offer’s strength.

7. Closing Cost Credits (Optional)
We can request that the seller contribute toward your closing costs, depending on market conditions.

8. Home Warranty (Optional)
If there’s not a multiple-offer situation, we may request that the seller include a one-year home warranty for added peace of mind.

9. Contingencies
These might include financing approval, inspections, or the sale of your current home. We’ll outline all contingencies clearly in your offer.


What Happens Next

Once I have your details:
 
  1. I’ll prepare the contract and send it for your e-signature through Dotloop.
  2. We’ll submit your offer and begin negotiations.
  3. I’ll guide you through every step until we’re under contract.

The offer process can take anywhere from 1–4 days, depending on seller response times. My role is to help you stay calm, strategic, and informed through it all.
