I coordinate all necessary inspections throughout your sale and assist with estimates and repairs.

Mortgages

Pre-qualification is an informal you “might qualify for,” non-committal determination by the lender or mortgage broker.

Pre-approval is a formal determination in writing, subject to collecting all needed documentation, on a loan amount up to a specified amount from the lender or mortgage broker. You will receive a letter of pre-approval, which gives you more negotiating power and leverage over a buyer that is not pre-approved i.e. oﬀer subject to financing.
Research
- Find out if you qualify for a special loan, such as VA, FHA, or HUD home buying program.
- Request quotes from multiple lenders and comparison shop for loans.
- Get approved for a mortgage and receive your letter.

Financial To Do's

Do
- Notify your lender of any address change, whether it’s your home address or another listed on your application.
- Notify your lender of any salary or wage changes.
- Be prepared to provide proof of significant bank deposits.
- Acquire homeowner’s insurance immediately after going under contract.
- Keep all forms of dept paid and in check.
DON’T
- Make large purchases using existing credit without first taking to your lender.
- Apply for or acquire any additional lines of credit.
- Pay off, transfer, or close credit balances unless your lender instructs you to do so.
- Change jobs without first talking to your lender.
- Co-sign for another person seeking to obtain a line of credit or to make a purchase.
- Pay off collections before conferring with your lender.
Financial Items to Have on Hand
Here is a checklist of items that you can gather to ensure a smooth process later down the road.
A month’s worth of your recent pay stubs.

Copies of your federal tax returns and W-2s from the last two years.

The names and addresses of your employers over the last two years.

Last three months of bank statements.
A copy of your buyer’s agency agreement.

The names and addresses of your landlords over the past two years.

Divorce/separation decree and child support papers.

Bankruptcy, discharge of bankruptcy papers.
