What to Expect During a Home Inspection
Inspections help identify both major and minor issues before you buy. A typical inspection in Carmel or Indianapolis lasts:
- About 2 hours for condos, and
- 3 hours for single-family homes.
The inspector will evaluate the home’s structure, systems, and safety — from the roof to the foundation.
Tips for Attending Your Inspection
- Be Present: The written report can’t compare to seeing issues firsthand.
- Ask Questions: Your inspector is there to educate, not just evaluate.
- Bring a Tape Measure: This is a great time to measure for furniture placement — you may not be back inside until the final walkthrough.
- Be Respectful of Time: The inspector isn’t psychic! They can’t see inside walls or predict future issues.
After the Inspection
- You’ll receive a written report within 24 hours.
- Email the report to me so we can review it together.
- We’ll decide whether to request repairs, negotiate a credit, or move forward as is.
If You Plan to Renovate Immediately After Closing
We can arrange for contractors, painters, or flooring pros to visit during the inspection for estimates. Just let me know — I’ll handle permission with the sellers.
